These Booking Terms apply to all direct bookings for Gumtree Grove, Murrumbateman, NSW. By making a booking, the person who books (“you”) agrees to these terms on behalf of every guest and visitor included in the stay.
 

1. Your booking

A booking is confirmed once we have accepted it, confirmed to you in writing, and received the required payment. The person making the booking must be at least 18 years old and is responsible for all guests and visitors during the stay. Your booking is for short-term accommodation only. It does not create a residential tenancy or a right to remain at the property beyond the agreed check-out time.
 

2. Check-in, check-out and guests

Check-in is from 3pm on the arrival date, and check-out is by 10am on the departure date, unless we agree otherwise in writing.

Only the number of guests confirmed in your booking may stay overnight. Please let us know before arrival if you would like to invite daytime visitors. Parties, events, commercial photography or gatherings are not permitted without our prior written approval.

Guests must respect the property, neighbours, local wildlife and the peaceful nature of Gumtree Grove.
 

3. Cancellations

You may cancel your booking free of charge within 24 hours before your scheduled check-in time. In this case, we will provide a full refund of all amounts paid for the booking. This policy does not limit any rights you may have under Australian Consumer Law—for example, where we are unable to provide the accommodation as agreed.
 

4. Booking changes

You may request changes to your booking up to 24 hours before the scheduled check-in time. Changes are subject to availability and may result in a different rate. Changes requested within 24 hours of check-in cannot be guaranteed and will be treated as a cancellation if we are unable to accommodate them.
 

5. If we need to cancel or change your booking

Very occasionally, circumstances outside our reasonable control may mean we cannot provide the accommodation as booked—for example, significant damage, unsafe conditions, bushfire, flood or another emergency.
 

If this happens, we will contact you as soon as possible. We will offer a full refund of amounts paid or, where available and agreed, an alternative stay or new dates. Nothing in this clause limits your rights under Australian Consumer Law.
 

6. Looking after Gumtree Grove

Please leave the tiny home and surrounding property in a clean, tidy and respectful condition.
 

You are responsible for any loss, damage, breakage, missing items, excessive cleaning or additional costs caused by you, your guests or visitors during your stay, other than normal wear and tear.
 

If damage occurs, please tell us as soon as possible. We will provide reasonable details and supporting evidence of any proposed charge. Where you have authorised a security deposit or payment-card charge for damage, we may recover the reasonable cost of repair, replacement or additional cleaning. You will have an opportunity to respond to a proposed charge before it is finalised.
 

7. Safety and use of the property

Your safety matters to us. Please read and follow the house guide, safety information, signage and any instructions provided before and during your stay.
 

You must take reasonable care while using the property and its facilities. This includes supervising children at all times and using any outdoor areas, steps, decks, firepit, heating, cooking appliances or other amenities safely and only as instructed.
 

Please do not use the property or its facilities while affected by alcohol or drugs in a way that creates a safety risk. Report any safety concern, fault or damage to us immediately.
 

To the extent permitted by law, you are responsible for your own personal belongings and for the actions of your guests and visitors. Nothing in these terms excludes, restricts or modifies any consumer guarantee or other right that cannot legally be excluded.
 

8. Behaviour and house rules

For the comfort and safety of everyone, you and your guests must not:

• smoke or vape indoors;

• bring pets, unless we have approved this in writing;

• use the property for parties, events or unlawful activity;

• create excessive noise or disturb neighbours;

• tamper with safety equipment, utilities or property systems; or

• exceed the confirmed guest number.

We may require guests or visitors to leave if these terms or reasonable safety instructions are seriously breached. In that event, refunds may not be available, subject to Australian Consumer Law.
 

9. Complaints and maintenance issues

If something is not right, please contact us as soon as possible on 0435 642 118. We appreciate the opportunity to resolve concerns promptly.

For urgent safety issues, contact us immediately and, where necessary, call emergency services on 000. We will investigate your concern and work with you toward a fair outcome. If the issue relates to the accommodation not meeting the agreed standard, your rights under Australian Consumer Law continue to apply.
 

10. Damage reports

If you notice damage or an issue on arrival, please let us know within 2 hours of check-in and include photos where possible. This helps us address the issue quickly and ensures it is not attributed to your stay. We may inspect the property after check-out and will notify you promptly of any reported damage or additional cleaning required. We will provide a clear explanation of the issue and reasonable evidence before seeking payment.
 

11. Privacy

We collect and use your personal information only to process your booking, communicate with you, provide your stay and meet our legal obligations. We will handle personal information in accordance with our Privacy Policy.
 

12. Governing law

These terms are governed by the laws of New South Wales, Australia. Any dispute will be handled in accordance with applicable Australian and New South Wales laws.
